Executes the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing and marketing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. JOB DESCRIPTION<ul><li>Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartment homes, continuing the relationship with prospects through follow-up and consistent discovery, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.</li><li>Collects all pertinent information from prospective residents at move-in and record as appropriate.</li><li>Continually update the market survey to stay informed about current market and competitor conditions that may impact the community’s occupancy, market rent, and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property’s established policies related to concessions, specials, and other programs to boost occupancy.</li><li>Designs and executes marketing activities and events to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other property-specific marketing plans, drives, and special programs.</li><li>Uses the on-site property management software application (Entrata, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.</li><li>Ensures that the property and show units meet the Company’s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the property’s maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.</li><li>Executes and performs activities in support of the property’s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.</li><li>Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).</li><li>Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services. Interacts with all residents and acknowledges them by name if possible.</li><li>Attends community and networking events, aligns themselves with local associations and community organizations, and participates in outreach marketing efforts as necessary to drive traffic to community and generate viable referral sources and new business leads.</li><li>Follow-up – Utilizes current CRM to maintain an accurate and up-to-date prospect database. Assist with daily, meaningful prospect follow-up. SUMMARY:&nbsp; The Account Executive is responsible for supporting the new client and overall revenue growth of the organization in alignment with the company’s ongoing sales strategies and methods.&nbsp; Account Executives collaborate with local Inside Sales Representatives, Operations personnel and Management.&nbsp; Our clients and influencers are: litigation attorneys, paralegals, legal secretaries, corporate general counsel and insurance companies.Essential Functions:&nbsp; Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.<ul><li>B2B direct sales and telephone-based sales activities including pure prospecting, lead follow-up, client cross-selling and client maintenance.</li><li>Building new business opportunities to grow revenue and increase unique client utilization thru in-person: prospecting, individual and group meetings, service/product demonstrations, association networking, channel partners, prospecting events, outbound calling activities, email communication and social media networking. </li><li>Qualify prospects and leads to build opportunities in the sales cycle. </li><li>Drive sales activity to achieve monthly and quarterly revenue and new client sales targets.</li><li>Heavy in person sales activities and calling activity, targeting new clients and service cross-selling targets.</li><li>Identify and qualify new prospects and business opportunities. </li><li>Leverage client referrals, associations and networking to build sales pipeline.</li><li>Identify new lead sources both outbound and inbound. </li><li>Update and Manage Commence CRM tool for all assigned accounts. </li><li>Achievement of all planned sales objectives, metrics, and targets monthly and quarterly by proactively selling via telephone to prospective new customer base, leads and cross-selling targets. </li><li>Plan and organize time effectively to allow an optimal frequency of daily sales activities to meet required metrics. </li><li>Compile weekly sales reports and performance metrics as needed. </li><li>Manage Individual Accounts with emphasis on maintenance, up-selling, cross-selling and referral generation.</li><li>Manage and grow pipeline as well as forecast accurately to sales management, with an emphasis on overall territory revenue growth, new client acquisition and successful cross-selling, all of which will be key to success in this role. </li><li>Communicate and collaborate effectively with other members of the organization at all levels.</li><li>Compliance with all company policies.</li><li>Safeguards confidentiality of the medical records and complies with all local, state, and federal laws pertaining to medical records. Assures compliance with all HIPAA regulations concerning use, retrieval, storage and sharing of medical records. </li><li>Other duties as assigned.</li></ul>COMPETENCIES, SKILLS AND ABILITIES<ul><li>Specific experience selling court reporting, legal videography and legal records retrieval services is highly desirable.</li><li>WebEx or virtual sales presentation skills preferred. </li><li>Strong computer experience and time management skills are required. </li><li>Working knowledge of CRM systems is required. </li><li>Solid knowledge and experience with MS office, Outlook, Excel, PowerPoint and web-based demonstration tools is required.</li></ul><h4>EDUCATION / EXPERIENCE</h4><ul><li>Bachelor’s degree in Business, Marketing, or similar field</li><li>Six to seven or more years of advanced experience in at least a Senior/Experienced sales role</li><li>Experience working in a multi-function, multi-geography environment preferred</li><li>Proven experience designing, building, and managing discrete and/or end-to-end processes</li></ul>SUPERVISORY RESPONSIBILITIES:&nbsp; The Account Executive has no supervisory responsibilities.&nbsp; LANGUAGE SKILLSAbility to effectively present information and respond to questions from internal and external customers whose first language is English.
